Perhaps after Christmas now, I’d like to discuss some in and outs of small holdings, along with caveats of living on the land and change of land i.e from livestock, if you don’t mind.

Yes, no problem there @kezo , am happy to help (sorry for the delayed response – am drilling winter wheat and dodging the showers today).

Is it as a ‘hobby’ or a ‘business’ (or possibly both)?

Either way, the usual caveat of ‘how to make a small fortune out of farming’ applies.

The answer being to start with a large fortune!

Without hogging this thread up too much, my main purpose of looking at small holdings is for our daughter (disabled & learing difficulties). In short anything, I have viewed apart from a glorified house with a couple of acres, has c.19 acres or more.

So while my my principle of having space and somewhere quite for my daughter, its what, I will do with say 3/4 of them 19 acres or more. Therefore whilst not intentially a hobby or a business, if money or even a small fotune can be made, I’m all ears because I will have to do something, as I get bored easily and somewhat cuatious of learning cattle or sheep farming .

I understand to a certain extent, that you have a valid reason to live in a property on agri land, along with the implications of if the land has been livestock for i.e 100+ years and I want to change the land use to horticulture crop gowing or selling a few acres for example.

Its something really to discuss in its own thread and with no real rush, as have been outbid on two (one 27 acre), partly due to lack of understanding and fear not knowing the ful implications, so I told the wife, I know a man who does know, so her I am lol.

Perhaps @wmcforum can spin this off into an ‘off topic’ thread.

Sorry again for the delayed response, we didn’t finish drilling until almost 11.00pm last night.

To be honest @kezo, I would say don’t do it. Whilst farming and a rural life can appear idyllic, in reality it is bloody hard work, very long hours, needs expensive equipment and ideally needs to be done at scale in order to generate any return. Plus you are forever gambling with the weather and climate change.

In saying that, a small holding can work, but generally it generates little in income.  Plus if looking to go arable you are generally limited on production based on the agronomy of your land. Heavier clay/loam soils are generally more productive but much harder to work. Lighter lands the opposite.

As you have seen, a problem is the actual cost of a small holding. You are in competition with many townies who seek the same idyllic pipe dream. They are often in later life and are prepared to pay a lot for really very little.

Engaging the help of an agricultural Land Agent would help. They are usually in the know about what land is coming up for sale and generally how much the vendor is looking for. Also what existing agricultural tie or covenant maybe on any specific lands as to its usage.

Because available small farms are generally more hectarage than you are seeking, you would need to either rent out or contract out any extra land you don’t need. If the land has an agricultural tie, finding an existing  farming operation to take on small parcels of land (anything less than say 10 hectares) can be difficult because of the need to operate at scale to make it viable.

Even (and I do not agree with taking fine arable land out of farming use) leasing out land for solar usage requires a large hectarage to make a solar farm viable. Plus the solar firms look to lease the land for a minimum of 40 years and that makes it very difficult to sell the land for this period.

Then there is the whole bundle of red tape, regulation and traceability around agriculture, both arable or livestock and regardless of size of operation.

The real absurdity of farming though is, as an example, we got our 2nd round of Environmental Land Management under SFI (Sustainable Farming Incentive) across 10% of our 9 farms hectarage submitted on Tuesday. We will now be getting paid more by the government not to grow grain crops or OSR on those lands than we could make by growing such crops. This is on top of the current 5yr SFI on 8% of our lands. Sustainable farming indeed!

Then, we have diversified out of actual farming on another 10% of our lands and 30% of our covered storage shed capacity as again it is more profitable than actual farming use.

Part of the reason I work as a consultant agronomist overseas for a few months every year, is that as well as enjoying it, it is far more profitable than me being on our own farms.

But, then again, just try dragging me out of a T7.270 or Quadtrack with a plough, cultivator or combi-drill on the back. I even enjoy muck spreading or simply being a trailer monkey when I get the chance!
